Description

Property Jobs: Commercial Property Assistant. Purpose: To provide a comprehensive and professional support service to the Property function and liaise with internal and external parties to ensure that Property matters are dealt with on a timely and effective manner. To assist the Head of Property in delivering the objectives of the function by maximising Property values and returns while minimising risk. SKILLS & EXPERIENCE. Develop and execute external and internal property development opportunities. Maintain the Property Management System/Register for each individual Property. Ensure that lease/rental contracts, including break options, rent reviews, exclusivities, etc. and other legal documentation are documented on the Property Management System and implemented in a timely manner. Liaise and negotiate with existing or prospective tenants. Bring tenancies from negotiation to lease execution stage, dealing with issues as they arise, liaising with third party professionals including Solicitors, Engineers, Agents, etc. during the process (in conjunction with company solicitor and Head of Property. Liaise with the Finance function to develop financial models, forecasts and scenarios in order that Budgets are delivered, opportunities are appropriately appraised and that Monthly reports, including P&L are issued for the department. Maintain an up to date version (at least quarterly) of the Property Risk Register, in conjunction with the Head of Property. Provide regular Commercial Property Portfolio reports to the Head of Property. Ensure all relevant insurances and rates are in place and maintained for the Commercial Property Portfolio and that re-instatement valuations are up to date to ensure accuracy. Support the Head Of Property in all property related activities, carrying out special/ad hoc assignments as appropriate. Competencies / Skills: Third level Property Qualification (or equivalent. At least 2-4 years’ post graduate experience. Commercial Property business knowledge is essential. Knowledge of property related, regulatory compliance, legal and planning matters. Excellent planning and organisational skills, with the capacity to manage and prioritise multiple tasks in a fast paced environment. Possess high professional standards and a structured, analytical approach. Highly developed Microsoft skills in Excel, Word, PowerPoint and an ability to use Computer Aided Design (CAD. Commercial property acumen, with the capacity to analyse and understand commercial property trends and drivers. Ability to operate in a discreet and confidential environment with trust and integrity.
